Are housing prices in Armenia decreasing?

The real estate market is always under close scrutiny—especially today, given the activity observed in recent years and continuing to this day, which has been accompanied by a significant housing shortage. What changes are taking place in the sector today, and are housing prices in Armenia going down?

Overall, as widely known, the gradual cancellation of the income tax refund program for mortgage lending created strong demand in the market. At the same time, following the phased cancellation, there has been a shift in the geography of demand. So, what is currently happening in the real estate market?

In August 2025, the total number of real estate transactions amounted to 18,780. Compared to July of this year, the number of transactions decreased by 2,358, and compared to August of the previous year, it declined by 1,398.

The largest share of transactions is in Yerevan. Compared to August, the number of real estate transactions in the capital increased by 90, but already in July of this year, it had decreased by 741.

This, of course, concerns all types of transactions, but it should be noted that the majority of them are purchase and sale deals.
